1. Survey
In many Municipal areas plans of the site or the existing building are available at a nominal charge. If this not the case Mindust.com will survey the land or buildings and provide the necessary drawings for you.
Many clients with older properties have no drawings at all and approach Mindust.com to provide them with accurate survey drawings to assist with their strategic decision making process.
Other clients do have drawings, but only in paper form and prefer to have these drawings converted into electronic form. CAD systems immediately available are AutoCAD and Microstation although others could be made available to suit your specific needs.

The most important part of any project is the Feasibility study and at Mindust.com
and we pride ourselves in this particular aspect of the process.
You provide us with the bare requirements for your project and we will provide sketch drawings
and site layouts to meet your needs. Furthermore we will provide accurate estimates for each building
and the infrastructure.
These estimates will be comprehensive and cover not only the obvious costs but also those hidden costs
so often omitted in the budgeting stage e.g. landscaping, fencing, professional fees, head office
costs, service connections etc.
With our vast database of information and experience in the industrial environment we will provide
you with appropriate buildings fit for purpose and estimates you can trust.

We will fully consult with you regarding specification of all fittings and finishes appropriate
to the various building types.
While we will recommend economic solutions for your requirements, we will also consider your future
maintenance expenditure. Any company colours, logos and signage will be incorporated if required, or
a completely new company image will be developed appropriate to your needs.
At Mindust.com
we advise on appropriate specifications to meet your current budgets. However we can
also design the facility at a low initial cost with the opportunity to upgrade at a later time.
Specialist layouts may also be required for your data reticulation and security systems. Your Mindust.com
Architect may not prepare all of these drawings but will be responsible for coordinating the drawings and the
site installation.
All of this information will be measured and collected into a Bill of Quantities, which will form
the basis of your tender documentation.

Plans sections and elevations of all buildings are prepared to give the overall impression
of the building. 3D views both internally and externally are available on request.
These drawings are backed up by detailed construction drawings to enable your Contractor to
understand how the various components and finishes should be assembled and finished.

will appoint appropriate consultants to prepare civil, structural, electrical and
data drawings if the size of the project warrants the appointment of specialists.
Other drawings may be required for your mechanical installations, such as air conditioning,
ventilation, fire protection and specialist gas or compressed air installations.

For projects in excess of R500 000.00 it is advisable to prepare a Bill of Quantities
for inclusion in the tender document. This document is a measured list of labour and materials
required on the project. This document ensures that all tenderers are quoting on
the some basis and assists with cost control for the duration of the project.
At Mindust.com
we invite tenders from a selected list of Contractors. You may wish to
include other Contractors of your choice on the list but Mindust.com
would like to verify the Contractors ability to handle the work both physically and financially
before inclusion.
The minimum period for tendering should be three weeks to ensure enough time for the
tenderers to obtain keen prices for labour and materials. A site inspection meeting
during the tender period is advisable to insure that the tenderers are fully aware of
the site conditions, access points, services, overhead cables and the like.
Tenders should be delivered to the Client's offices at a specific time. The Architect,
Client representative and 2 witnesses should be present at the opening of the tenders. The
tender figures will be recorded at the meeting.

Your Mindust.com
Architect will take the tender results and compare them to the original
estimates. If the figures compare favourably the lowest tenderer will be asked to submit
a priced Bill of Quantities.
The figures will be checked arithmetically and if no errors are found Mindust.com
will recommend that the lowest tender be accepted.
As the Client you may choose whether the tenders are opened publicly or privately. Also
you have the right to publish the tender results or not.

The Contract documents will be prepared by Mindust.com
for inclusion with the order to be placed by the Client. Contract drawings and specifications
will also be included and issued to the Contractor.
The Contract documents will include the commencement and completion date of the contract
together with all other relevant information.

8. Site Supervision
Mindust.com will hold site meetings every 2 weeks and circulate Minutes of Meetings, as
you require. We endeavour to publish minutes within 24 hours of the meeting and find email
the best distribution medium.
Minutes will have a standard Agenda as follows:
Some clients request Safety and Health as an additional item on the Site Minutes. This
ensures that the Contractor abides by the relevant Safety and Health Regulations and is
aware of being monitored on a regular basis in these aspects of the Construction process.

pride themselves on the accuracy, honesty and fairness of their Site Meeting
Minutes. By reading the Minutes, you as the Client will be fully aware of the current status
as the project progresses.
Although not essential, you as the Client will be welcome to attend all Site Meetings. If you
prefer to delegate this responsibility, your appointed representative will be equally welcome.

Your contract will allow for monthly stage payments to the Contractor. Mindust.com will
measure the value the work completed and issue an Architect's Certificate. This certificate
must be honoured within 14 days.
Mindust.com
will issue you a projected cash flow for the contract. 10% retention will
be held on payments unless a performances guarantee is in place.
Mindust.com
work on the principle of "no surprises" and will issue a monthly cost report
reflecting all variances to the contract that have occurred in the previous 30 days.

Mindust.com
is a firm believer in sample panels where Quality Control is concerned. The
advantage of this approach is that the quality of the finished product is agreed up-front
and avoids disagreements on completion stage. Part of the Quality Control process is ensuring
strict compliance with Specifications and Manufacturers recommendations.

A detailed procedure is in place to ensure that the building is officially handed over
to the Client. Defects Lists will be issued to the Contractor and a Certificate of Completion
will only be issued when the defects have been substantially completed.
At this stage you take possession of the building, release half of the retention fund (if applicable)
and ensure all necessary insurances are in place.

The final account will be settled either at, or soon after, handover to the Client. Again
"no surprises" is our philosophy and any over expenditure incurred will have been previously
forecast and approved by yourself.

Most Construction Contracts include a 3 or 12 months defects Liability period and
Mindust.com
will inspect and provide defects lists at the end of this period. You as the Client may
claim later if there are patent defects after this period.
